The loft is the heart of a home—and one of the most expensive areas to put right if something’s wrong. Over the years we’ve uncovered hidden problems that have cost unsuspecting buyers thousands. Some sellers know about issues such as leaks, asbestos insulation, unsafe wiring, woodworm or rotten timbers but fail to disclose them. Many standard homebuyer surveys don’t go far enough to catch these faults. One recent client only discovered major defects after completion: the seller knew, the survey missed them. What We Check

Our surveys are thorough and hands-on. We inspect the loft hatch and safe access, insulation depth and condition (including any hidden asbestos layers), evidence of woodworm, dry rot or vermin, ventilation and air paths, the condition of timber joists and bearings, signs of leaks around chimney stacks and roof penetrations, loft voids and potential fire risks, bathroom and shower ducting, the fire rating of downlights, broken or missing vents, visible electrical wiring and its safety, and any stored waste that could hide defects. After the visit you receive a clear written report of our findings.
