Protect Yourself Before You Buy or Sell

The loft is the heart of any home — and one of the most expensive areas to put right if something’s wrong. Over the years, we’ve uncovered countless hidden problems that cost unsuspecting buyers thousands of pounds.

Some sellers know their loft contains issues such as leaks, asbestos insulation, unsafe wiring, woodworm or rotten timbers but fail to disclose them. Many standard homebuyer surveys don’t go far enough to pick these problems up.

One of our recent clients only discovered major defects after purchase. The seller had been aware but never disclosed them — and the homebuyer’s survey missed them entirely. Don’t let this happen to you.

What We Check in a Loft Survey

Our surveys are thorough and hands-on. We inspect:

Loft hatch and safe access
Insulation (including thickness and hidden asbestos layers)
Presence of woodworm, dry rot or vermin
Air vents and roof ventilation
Timber joists, bearings and structural condition
Leaks around chimney stacks or roof penetrations
Loft voids and potential fire hazards
Ducting from bathrooms/shower rooms
Fire rating of downlights
Broken or missing vents
Electrical wiring and safety
Household rubbish or stored items (e.g. old carpets)

Afterwards you receive a full written report of our findings.

Why It Matters

Identifying these issues before you buy can give you leverage to renegotiate or walk away. In most cases, sellers reduce the price to reflect essential loft or roof work — saving you thousands.
